May 23 -- David cleaned the four RTUs and replaced the blower belts in the two large ones. Replaced filters.

4 April  2022 -- Responding to no heat in the sanctuary the previous day, David reset the no draft sensor pictured.

Situation: the furnace that supplies heat (and cooling) to the library and meeting room side of the Owens building was intermittently continuing to run when heat was no longer being called for. This resulted in the temperature in those rooms going to 80 degrees F. This is identified as RTU #4 (Roof Top Unit even thoug it is one the ground.)

Investigation: Ralph Jones worked with Courtney (and Chris?) of Salmini Co. for three hours on Tuesday. Because of the intermittent nature of the problem, and because it did not present during the first hour, it took a long time to identify what was wrong.

The Problem: we determined that there was a corroded short between the conductors in the thermostat wiring. We located a point in the "attic" where we could access the wiring between the thermostat in the meeting room and the furnace outside. We decided not to employ Salmini for the considerable overtime it would take to install replacement wiring.

The solution: Dave Miller and Ralph Jones spent two and one-half hours on Thursday 20 Jan 22 verifying the problem, then determining that the short was between the furnace and the attic and finally installing new thermostat wire from the furnace to the junction in the attic. N.B.: This new wire will need to be put in conduit for protection. That part of the job was delayed hoping for better weather. 

The result: the furnace has cycled correctly with the replaced wiring. We will continue to monitor its operation (remotely) to make sure the problem stays fixed.

Note that on the Honeywell Thermostat base, the identification for the several wires is in part offset from the correct location. Thus when installing wiring, count the connections from the right side toward the left as below:

Note also that the labels for our units which are not heat pumps are above the terminals, not below.

Consideration: It is likely that the short is in the portion of the wiring that runs underground between the concrete pad the furnace sits on and the building. It is common for buried conduit to rust out. Since the wiring for the three other furnaces that serve the Owens building also runs underground, we may have this problem again.

25 Oct 21 -- David replaced filters on all machines

-- Salmini replaced induction blowers on both 3 ton machines,

-- compressor heaters on all but one of the 6 compressors,

-- fan  relay on RTU4 (?)

27 Sep 21 -- Miller & Jones met with Salmini techs to review the condition of the four RTUs. Discovered a number of repairs needed.

Also converted the two big RTUs (1 & 2) to the Honeywell tstats.

21 Sep 21 -- D Miller and R Jones replaed the Baysens thermostats for RTU-3 and RTU-4 with Honeywell wifi tstats. Noted that the compressor in RTU-4 is noisy and stops running.

5 Mar 21 -- D Miller replaced the filters in the 3 church building furnaces.

5 Mar 21 -- D Miller replaced ignitor and ignitor connector on the Music/Offices Rheem furnace. See after video

10 Aug 20 -- Change all filters in the 7 furnaces (With Arthur shippee).

18 Jan 20 -- Salmini responded to no heat call for Reznor (sanctuary) furnace. Was able to get furnace running but did not determine the cause for the no heat. The high limit switch was showing that the stack exhaust was too hot.

9 Jul 19 -- Replaced filters on Owens building conditioners, raked out needles.

28-29 Jan 19 -- Salmini replaced the fan control relay and the safety limit switch on the Reznor because of no heat.

28 Jan 19 -- D. Miller installed new wifi thermostats for Sanctuary, Copeland room and offices. Initial setup.

For the phone app, find and install the Honeywell Total Connect Comfort
app for Apple or Android. The login is the same as the website above.

You should see the 3 thermostats which are named Copeland Room, Music
Offices and Sanctuary. Each is currently programmed for a schedule
similar to the prior T-stats (PDF pages 6 - 8).

As for the initial setup (see page 4 of PDF) - they are all set for heat
only, gas, 7-day programmable AND the "Smart Response" is OFF. This last
is so the T-stats are not in a self-learning mode.

14 Jan 19 -- Replaced filters on three church furnaces. {Note: out of filters for the two Rheem units.}

14 Jan 19 -- with David Miller connected the "C" terminal wiring for the Sanctuary, Copeland and Office tstats so they can be upgraded to internet connected.

11 Jul 18 -- Replaced filters on all seven furnaces. The outdoor RTUs were cleaned two weeks ago.

31 Jan 18 -- RJ replaced draft inducer in the office side furnace with a Rheem-Rudd  FB-RFB241 $82.35 + $17.72 shipping (delivered in 2 days). Quality wanted well over $500 for this work.

11 Jan 18 -- Replaced filters in church furnaces.

20 Nov 17 -- Quality replaced the igniter in the furnace serving the class room side.

8 Sep 17 -- Salmini installed the blower control unit on RTU 1 

28 Jun 17 -- cleaned "compost" from the four RTUs. noted ants in two of them.

17 Jun 17 -- replaced all filters in the three furnaces in the church and the four RTUs from the Owens building.

13 April 17 -- Salmini replaced the induced draft blower on the other large RTU (#2) and also replaced the blower control card and installed a repair kit to prevent a recurrence of this problem.

12 Aug 16 -- RTU#4 was not running. Salmini's tech diagnosed that power was getting to all three legs of the disconnect switch, but that one leg was not passing current to the unit. Salmini also checked the gas pressures and found them correct. D. Miller replaced the switch. Unit appears normal.

30 Jun 16 -- Changed all filters -- furnaces in church building and the RTUs for the Owens building. Cleaned organics from the RTUs. Suggest professional cleaning of the fins next spring. Need to order filters for next change in Dec/Jan 17.

14 Feb 16 -- changed filters on sanctuary and office side furnaces.

6 Nov 15 -- Salmini changed control circuit so that the thermostat in the choir area controls the choir and office zones and runs independently of the Copeland room and its thermostat. The third thermostat is no longer in service.

29 Jul 15 -- Salmini replaced induced draft motor on RTU #1. We should inspect the blower belts for wear.

17 Jul 15 -- Salmini determined that the induced draft motor on unit four hall effect switch was stuck on. That and the blower belt need to be replaced.

9 Jul 15 -- RJ replaced Owens bldg RTU filters.

29 Jun 15 -- RJ replaced filters on the three church building furnaces. Removed debris from the four RTUs at the Owens building. Ordered filters.

2 March 15 -- Viglione serviced the Rheem furnace on the classroom side of the church. Replaced circuit that tells the gas valve to open, replaced the blower moter because of shot bearings, and cleaned the flame sensor (that ensures that the gas is burning.

5 Feb 15 -- RJ replaced the filters on the three church building furnaces.

5 Feb 15 -- Viglione replaced stack blower on the church office/Copeland Room furnace.

19 Jul 14 -- RJ changed filters and removed accumulated organic matter from the four Owens building RTUs.

28 Mar 13 - FM Global inspected the water heaters in church and Owens buildings for insurance purposes.

28 Jan 13 - replaced drive belt in Reznor furnace (sanctuary). Used Gates A-40 V belt (4L420) from Star Supply.

12 Jan 13 - replaced the furnace filters in the three church furnaces.

18 Jun 12 - Salmini cleaned and serviced the Owens building four RTUs. Replaced filters and some belts.

12 May 12 - D. Miller report on extensive lift work

25 Feb 12 - replaced the filters in the sanctuary furnace and the one serving the classrooms.

15 Feb 12 - D. Miller replaced the stack on the classroom furnace due to rust.

15 Feb 12 - Viglione replaced stack blower on "office" Rheem furnace (or just the stack blower motor).

9 Feb 2012 - Viglione called about no heat from the office/Copeland/Music furnace. Determined that the stack blower motor bearings were shot. Lubrication allowed temporary restoration of heat. Ordered replacement.

14 Apr 2011 - Salmini in Milford cleaned the four RTUs, straightened the fins and installed protective covers.

17 - 18 Mar 2010 - Viglione Heating & Cooling examined all units serving both the Owens and Church buidlings.
